You need help with Purchasing a Lenders Title Insurance Policy.


Lender Title Insurance Policies ("loan policies") are typically issued at a purchase and sale real estate closing where a loan is involved; or refinance transactions. If we are handling a residential refinance closing, a loan policy will be issued in conjunction with the closing transaction. In most cases, if a residential lender has asked you to reach out to find a company to issue a loan policy, they are asking for you to identify the closing agent who will perform the title and closing services including issuing the lender's title policy.

"Standalone" Lender Title Policies – Policies issued without any accompanying closing service.

"My lender told me I can shop for title services. I am closing elsewhere. Can you issue my Lender Title Insurance Policy?"
In consumer residential closings it is rarely cost-effective for title policies to be issued by a different title company than the company handling the closing. For this and a variety of other reasons, we do not issue loan policies for outside closings which we are not directly involved with.

"I represent a lender who is purchasing a note and underlying security deed or mortgage. Can you issue a loan policy on an existing loan?"
No. We do not issue title policies outside of closings in which we are not directly involved.
