What is a Survey?
A land survey is a depiction of a particular piece of property that includes measurements and directional angles of the boundary lines. When the drawing includes improvements on the land such as structures, fences, walls and driveways, the survey may be referred to as an "as built" survey. Surveys may also depict easements, setback lines and public rights of way. Surveys in Georgia are performed by Georgia Registered Land Surveyors.

Why Have a Property Survey Performed Prior to Closing?
Surveys can reveal problems such as encroachments of fences and driveways or other improvements, or violation of easements and setbacks. These types of problems can prevent an owner from obtaining permits, building on the land, selling the property in the future. A survey also helps verify the actual land being acquired since the physical perception of the property as it is viewed may vary widely from the legal record.

When is a Survey Advised?
Surveys are recommended not only when land is purchased or sold, but other situations, as well–
  • Before land is subdivided.
  • Any time the property lines are in question.
  • When joining parcels or to detect gaps and gores.
  • To identify a lot line or corner location.
  • When property is in dispute.
  • Per lender requirements when obtaining financing.
  • Prior to constructing a building or fence. 
  • Before conveying a lot from a non-surveyed larger tract. 
  • Before cutting timber.
  • Before erecting a fence.
  • To determine whether a neighbor's fence, structure, construction or activity encroaches.
  • To establish easements and rights of way.
