Bring I.D.
Acceptable forms of identification include non-expired State issued driver licenses, military identification cards and passports. Buyers obtaining financing are advised to bring two forms in the event lender requirements ask for two forms.

Just for Buyers
Homeowner's Insurance...
It is always important to have hazard insurance in place in advance so at the conclusion of the closing your property is insured. If you are obtaining financing, your lender will typically require proof of insurance before finalizing the closing. However, in all cash closings, buyers should have insurance in place before closing. It is common for the premium to be either paid in advance or collected and paid by the closing attorney.

About that Land Survey...
A land survey must be ordered well in advance of closing to have the results available prior to closing. Contact us early in the process to coordinate for you. Surveyors generally collect their fee before the survey work is performed.

Tenancy Preference
There is not a right or wrong way to hold title to real estate. The "best" tenancy is that which suits your particular needs and these vary from person to person. Although it is possible to change tenancy at any time after closing, we recommend considering your tenancy options prior to closing. Contact us early in the process to discuss your particular situation.

If you are not a US Taxpayer, you may be subject to Federal Withholding Tax (FIRPTA).

Need your proceeds wired? Please bring your bank wiring instructions to closing, or forward them in advance. Please note that wire instructions are frequently different than the routing numbers appearing at the bottom of checks.
