We regularly receive requests for property information free of charge. The property data is marketed using various names– Marketing Reports, Property Reports, Scouting Reports, Default Lists, Foreclosure Lists, Trio Reports, Listing Packets, etc. These requests typically included a property profile, map, and deed with legal description. The source of this type of request almost always originates from a West Coast source. The source is usually a real estate agent or mortgage company or someone who has received information from that source. We are aware that some title companies– limited to the West Coast– do offer free property data. We speculate that on the West Coast, title data is obtained differently than in other parts of the country. Title agencies may have access to information resources that are not available to title agents in other states. In Georgia, real estate brokers often subscribe to services which provide real estate data to their agents. Therefore, we do not receive these types of requests from local agents. We speculate that most of the data provided in these reports can be obtained free of charge from the tax assessor's office in the county in which the property is located.
